Why specialty finishes in 2026
Flat drywall painted in a solid color has an obvious flaw in a coastal estate: any imperfection under South Florida light — a taping seam, a settlement hairline, a subtle skim — reads instantly. Specialty finishes solve the problem in two ways. They add depth so the eye stops looking for flaws, and they age gracefully instead of touching up poorly.
In 2026 our clients are asking for full-room applications — foyers, primary bedrooms, powder rooms, dining rooms — not just single walls. Below is our working reference for what to specify, room by room.
Venetian plaster
What it is. A lime-and-marble putty troweled in multiple thin layers and burnished to a polished stone finish.
Where it belongs. Foyers, dining rooms, powder rooms, primary bath vanity walls. Anywhere you want the wall to feel like stone.
What we've learned. Venetian is a real specialty craft — pigmenting and burnishing take hands that have done a hundred rooms. Executed well, it lasts decades and only improves. Executed cheaply, it looks like heavy paint.
Limewash
What it is. A mineral wash made from slaked lime and natural pigment. Applied in soft, overlapping washes that leave a chalky, cloud-like texture.
Where it belongs. Living rooms, bedrooms, and exteriors on stucco or brick. Especially good on the west-facing walls of Palm Beach homes where afternoon light exaggerates flat paint.
What we've learned. Limewash is the easiest specialty finish to live with. It doesn't peel; it just softens. Full refresh every 8-12 years, spot repairs any time.
Roman clay
What it is. A troweled clay finish with the soft matte look of limewash but the smoother hand of plaster. It's the finish most often mistaken for very well-done Venetian.
Where it belongs. Bedrooms, offices, and any space where you want depth without the sheen of burnished plaster.
What we've learned. Roman clay is the fastest specialty finish to install — usually two coats over primed drywall — which is why it's exploded in 2026. Great value if you want the specialty look on a whole-house budget.
Mineral paint
What it is. A silicate paint that chemically bonds to masonry and plaster. It doesn't sit on top of the wall — it fuses with it.
Where it belongs. Historic renovations, stucco exteriors, and any project where breathability matters (mineral paint doesn't trap moisture, which is critical on ocean-adjacent walls).
What we've learned. Mineral paint's lifespan on exterior stucco is often 15+ years — roughly double a standard elastomeric. The color range is more muted than acrylic; we treat that as a feature.
Suede
What it is. A textured acrylic finish with a soft nap that mimics brushed suede leather.
Where it belongs. Studies, media rooms, and dressing rooms. Warm, quiet, tactile.
What we've learned. Suede is less forgiving than limewash on repair — a patch will read. We recommend it for lower-traffic rooms.
High-gloss lacquer
What it is. Spray-applied pre-catalyzed lacquer in a factory-grade finish, usually on walls, ceilings, or millwork.
Where it belongs. Powder rooms, dining rooms, and libraries where you want reflection and drama.
What we've learned. Lacquer is unforgiving of substrate — the wall has to be flat to a museum standard before the first coat lands. We typically add 3-5 days of prep to a lacquer scope, and mask the entire adjacent room in plastic before we spray.
